Garden extensions are easily the most popular type of house extension. Loft conversions are great but what people really want is more living space and extending into the garden is the best way to get it.

Modern garden extensions tend to look more like orangeries and conservatories rather then traditional extensions mainly because of the amount of glass used in the design which of course helps to make everything look better and more spacious.

Integration is the key to a successful build and by that I mean that you need to open up the rear house wall as much as you can so that you end up with one large open plan living space that is suitable for the kitchen, dining and a couch or two if you have the space.

Take you time when it comes to choosing the kitchen, worktops,  lighting and floor tiles. It’s especially important that all the elements work together in an oven plan environment.

You might also want to consider putting in a ground floor cloakroom if you don’t have one already as that makes life convenient for everybody as well as adding good value.

Pay particular attention to the flooring because what we’re seeing a lot of are porcelain type tiles that can be used externally as well as in the extension. This helps to create illusion of far more space if you uses the same tiles for the patio area and even more so if you add a bit of a canopy with recessed low voltages lights that also matches up with the interior.

If you do go for the open plan setup make sure you add a flat screen tv and have it wired up for the internet, x-box and everything else as the back addition once extended usually becomes the hub of the home which means everyone will be using it.

Breakfast bars and islands are also great additions so if you have the space do consider. We’re also seeing a lot of handless kitchens and base units made up entirely of drawers. Even where you need to cover integrated appliances you can still do it with fake drawers to maintain the look.

Lastly. if you are doing a large garden extension then it really helps if you install a roof lantern as it is the best way of getting natural light deeper into the house once you add the extension.

Garden extensions are one of the best ways to extend your property and if done well will will add substantial value to your property.
