UPPER FLOOR SIDE EXTENSION WORK OUT REALLY CHEAP IF THE BUILDING BELOW CAN SUPPORT THEM
Upper floor side extensions are a great way of adding on an extra bedroom or study at low cost. Assuming the ground floor of the building you wish to build over was built to a standard that allows for another floor on top then it is not a hugely expensive task to add on the extra floor.
However, if he building you wish to build on is not up to scratch then the likelihood is that your proposed upper floor side extension is going to work out a costly affair as you will probably end up having to knock the existing building down before you even make a start. In other words you end up with a two storey extension
rather than a single floor extension.
Example: This is what happens when you build an upper floor side extension on a garage that can’t take the weight....
Building over a garage might seem like a really cheap way to add a room and extra value to your property but the key lies within the quality of the build that is going to support the new room.
If in fact you are faced with having to build two new floors then start considering doing a loft conversion
instead as it will probably work out cheaper than adding a 2 storey side extension.
Example: A decent upper floor side extension that integrates well, offers up good living space whilst adding value to the property...
If you are considering building over a garage and you discover the garage will need loads of work to make it more load bearing then you might want to consider converting the garage
in the process so that way you end up with two new room rather than a really costly garage with a room on top.
Example: A good solid upper floor side extension that maintains the character of the main building. Note the use of an extended canopy over the garage doors...
The main thing is to keep your options open. Do your research, get quotes for everything and talk to estate agents, builders and architects before you reach a conclusion on how best you extend your home.
If you do end up going for an upper floor side extension then make sure you integrate the extension as well as possible with the main building and that way you will get a really great extension, more living space and a hefty increase in the value of your property.
